Property Summary

Located in the Brecon Beacons National Parks, close to the old tram road that ran from the quarries above Llangattock to Nantyglo and above the expanse of the Clyach Valley, rests Ty yn y Coed. Formerly two cottages which are believed to date back to 1832, this truly unique property is steeped in history being one of the few remaining buildings to remind one of the nineteenth century architecture in the district. A piece of land was handed from the ironmaster to a master-blacksmith and plate layer who was known as a recluse. He built the cottage for himself and his family in this idyllic spot as he did not wish to live and mix within a community. Ty yn y Coed, which means house in the woods, has been extended and restored over the years providing generous accommodation and is positioned near the 18th Century tram road which is now a country lane and has breathtaking views at its disposal. The property sits in its own gardens and grounds of circa 1/3 of an acre, with a detached double car port and store. The main entrance door takes you into the lovely sitting room with stone fireplace and a log burning stove and the original stone spiral staircase to the upstairs. Leading from the sitting is the dining room (currently used as a study) which in turn leads to the conservatory and generous sized kitchen which is fitted with a range of cupboards and integral dishwasher, fridge, oven and hob. To the rear of the property there is a hall with a second staircase to the first floor, a shower room/cloakroom and a large utility room which could be used as self contained annexe or studio (subject to the necessary planning consents), with its own access from the side garden. On the first floor there are three double bedrooms and a large bathroom.

Step Outside
Ty yn y Coed is approached via a beautiful scenic route through country lanes, passing some wonderful sights along the way, such as the Lonely Shepherd and the Giant’s Thumb Rock which are well known landmarks of the area. The property is set back from the country lane and is approached via a track which leads to an area for parking for several vehicles. An open fronted car port is situated to one side with secure storage space adjoining. Above the car port is a useful fully boarded roof space which is accessed via a ladder. From the driveway is the cattle grid to the gardens and grounds which are mainly level and laid to lawn with mature trees and shrubs.

Location
The town of Brynmawr is under 2.5 miles away and the village of Llangattock is approximately 4 miles distant and has a primary school and park with nearby canal walks and enjoys far reaching views of the surrounding countryside. A little further is the historic town of Crickhowell which is a thriving community with independent shops (including a butcher and a baker) and a range of amenities including banks, library, doctor’s surgery, dentist, restaurants and public houses. It also has a primary school and a secondary school. The town lies on the banks of the River Usk and offers a wide range of recreational and outdoor activities both within the town and in the surrounding countryside. The neighbouring market town of Abergavenny, approximately 6 miles away, offers even further facilities including a general hospital and a main line railway station from which London Paddington can be reached in three hours and Cardiff within 40 minutes.

Location continued
Communications within the area are considered excellent with A465 Heads Of The Valleys Road being only approximately two miles away and this in turn leads to the A40, the A4042 trunk routes at Abergavenny and consequently onto the M50 and M4 motorways.

Services
We are advised that mains electricity is connected to the property. Oil fired central heating. Private drainage via a septic tank which one neighbour has a right to share (but currently does not use). Private water supply via a spring which serves two other properties with UV filter in place.

Tenure

Agent's Notes
To one side of the property there is access to the car port via a track leading up to a neighbouring house which is circa ½ mile distant. Ty yn y Coed has used the access over this track for circa 20 years although there is not a legal right of way in place. There is an alternative access to the front of the garden. We advise that the purchaser’s solicitor should make their own enquiries.
